Interval International Expands in Italy

Interval International expands in Italy with the new affiliation of Villaggio Cala La Luna situated on the small island of Favignana just off the west coast of Sicily.

The development which was completed in May 2008 is comprised of 70 units with a mix of studios, one and two-bedroom units out of which 58 are allocated to the timeshare portion of the resort.

The property features an outdoor pool, restaurant, live entertainment, and it is within walking distance of a harbor where fresh lobster and octopus can be bought every morning. The property is situated in the fishing village of Favignana, which is admired for its beauty and crystal clear waters.

The island offers a wide range of leisure activities including diving, deep-sea fishing, shopping, nightlife and good food. Sailing is also a major attraction and Favignana hosted the America’s Cup in 2008. The Villagio Cala La Luna is the fifth Interval International affiliation in Italy since July 2007.

The Villa Groups New Construction

The Villa Group has started construction on the new Villa del Palmar Loreto.

This latest project encompasses hotel, timeshare, fractional ownership, and whole ownership real estate. The new five-star resort is to be built as part of an 1800-acre resort development in Loreto, Baja Sur, Mexico.

Loreto is located on the east coast of the Baja California Peninsula facing the Sea of Cortez in the largest protected sea park in the world. With practically no rain and a source of pure water coming from underground springs, Loreto is becoming one of Mexico’s prime vacation and second home destinations. It is surrounded by the Sierra La Giganta, one of Baja’s highest mountain ranges.

The resort will feature 161 villas with views of the Sea of Cortez and the five islands. The first phase is slated to open in January 2010. Each villa will be decorated with elegant furniture and will include a living room, dining room, full kitchen with granite countertops, modern appliances and electronic equipment, and a 10’ wide spacious terrace.

Westgate Resorts Eliminates Telemarketing

Westgate Resorts has eliminated its telemarketing program and laid off at least 600 people in one office in the Orlando area according to a recent report in the Orlando Sentinel newspaper.

According to the report, the telemarketing program has been eliminated for the time being, as the continuing worldwide credit crunch has forced the timeshare industry to evaluate programs and cut less profitable ventures to conserve cash.

The same Orlando Sentinel story also states that Westgate Resorts has also been hit with $1 million in punitive damages related to a marketing campaign that promised potential timeshare buyers a free vacation.

Who should help me sell my timeshare?

WHO SHOULD HELP ME SELL MY TIMESHARE? HOW DO I CHOOSE?

There are so many companies that SAY they can help you sell your timeshare. How do you choose? This article will help you answer this question, and will debunk many myths about selling a timeshare.

What does it take to sell a Timeshare?

I would answer the question with another question. How did the developer that you bought the timeshare from sell it? The answer is twofold. First, they obtained exposure for their inventory through advertising. Second, they had a vehicle to have potential buyers stay in the units they want to sell. If the person that wants to help you sell your timeshare does not do those 2 things, then they will ultimately fail in selling your timeshare.

Should I use a Real Estate Broker?

Absolutely not. This is not just a good idea badly executed; it is just a BAD IDEA.

Let’s focus on the two things necessary to sell a timeshare—exposure and usage by a potential buyer.

Exposure.

Brokers do not advertise. That is simply not their expertise. They wait for buyers to call them.

The only way to get exposure is through ADVERTISING. By definition, brokers are not experts in advertising. If you want advertising, then GO TO AN ADVERTISING COMPANY. Advertising companies specialize in advertising.

Real Estate brokers go where the big commissions are, and cannot be bothered with selling your timeshare. Real estate brokers specialize in selling all types of real estate. They look for the biggest potential transaction that they can find, and they sell those deals. What deals do they devote most of their attention to? Of course, it is the deal that will make them the most money. Real estate brokers spend most of their time selling large commercial deals or single-family homes because that is how they generate the most in commissions!

Timeshares do net generate the most in commissions. Would you rather spend your time selling $500,000 single-family homes or a $50,000 timeshare? The answer is obvious.

They may tell you that they “specialize in timeshares” but it always gets back to the same question. Sell the $500,000 deal or the $50,000. What will they do? You know the answer.

Getting a buyer in your timeshare.

Real estate brokers are also not equipped to get a potential buyer into your timeshare. Again, they make their money from the sale. They cannot concern themselves with renting a timeshare for a week. They are not travel agents.

The other problem—brokers are very expensive.

Not only do they want a commission on the sale, but they also want an upfront advertising or marketing fee. This means that you are paying TWICE! Once upfront, and once upon the sale.

And to add insult to injury, they are not experts in advertising or marketing!

The fact is that selling through a real estate broker is not effective, and is way too expensive.

Selling through a “by owner” company is clearly the way to go.

But what should you be looking for in a by owner company?

First, you should use a company that specializes in creating exposure for your timeshare, because that is one of the two things that will sell your timeshare. What you really need is a company that specializes in advertising and marketing!

Through advertising and marketing, a by owner company should make as many people aware that your timeshare is available for sale as is possible.

This means, TV, radio, magazine, newspaper, Internet, billboards.

THE REALLY GOOD ONES WILL DIRECT MAIL PEOPLE THAT HAVE GONE ON TIMESHARE TOURS WHO ARE INTERESTED IN BUYING A TIMESHARE.

Most companies do not do any of these things for you. If they say that they do, ask to see their advertising.

You will not hear from them after you insist that you see this.

You cannot sell something if no one knows that it is for sale. Also, the more people know that it is for sale, the better for the seller.

Where do potential buyers go to buy a timeshare?

They go to the place that they believe has the greatest selection of timeshares. That is why so many people would rather go to Best Buy to buy a TV. The same common sense rule applies to selling your timeshare. Buyers will go to the place where there is the best selection.

How do I get potential buyers in the unit?

You rent the unit to them. A by owner company will have a program to help you do just that. Once you rent your timeshare to the potential buyer, you know that they are interested in it. You are a very short step away from selling your timeshare to them. Now you know that they are interested in YOUR timeshare.

Use a Specialist.

Use a company that specializes in timeshare. If they do not specialize in this, they will not be effective.

Would you go to an orthopedist to get your eyes examined? Of course not. It seems so obvious, but it is so true. Use someone that specializes in selling and renting timeshares.

Use a Company that is Licensed and Bonded.

Reputable companies are licensed by the State that they operate in. The licensing agencies of the State protect you against unscrupulous companies. If a company is not licensed and bonded, chances are that they could not get licensed. That is a major red flag. Ask for their telemarketing license number and the telephone number of the State-licensing agency. If they cannot give it to you, run for the hills!!!!

Bonded companies provide extra protection.

The best companies have posted a surety bond for the protection of consumers. This means that if the company defrauds you, and they go out of business, you can still recover your losses from the surety bond.

This is like having an insurance policy protecting your for sale/for rent by owner investment.

Starwood Hotels and Resorts Third Quarter Results

Starwood Hotels and Resorts has reported a 12 percent drop in profits for the third quarter in 2008. With this announcement, they joined the ranks of other timeshare developers, including Marriott, Hilton, and Westgate that have all acknowledged that they are sharply feeling the credit crunch and the economic downturn.

Starwood, the parent company of Westin and Sheraton timeshare resorts reported revenue was flat at $1.5 billion, with international operations improving against those in North America. Starwood specifically blames the revenue shortfall on Hawaii and Florida declining timeshare sales, along with the sellout of the Westin Kaanapali Ocean Resort on Maui.

Compared to 2007, revenue in timeshare sales is down 27.4 percent. Starwood sales of vacation ownership intervals have decreased almost 30 percent. Starwood says it expects operating income from its timeshare business to drop as much as $115 million this year as demand for Hawaii timeshares and Orlando timeshares continues to decrease. Chief Executive Frits van Paasschen has stated that the company has begun streamlining and reducing costs.

The Wyndham Brand is Expanding in China

The Wyndham brand is expanding in China. Scheduled to open in 2010, the Wyndham Baolian Hotel will be opening as a 337-room, 15-story luxury hotel in Shanghai. The hotel is being developed in the city’s Baoshan district.

A 10-year agreement has been signed with Wyndham Hotel Group International to manage the property. This is likely Wyndham’s first step at vacation ownership and timeshare development in China.

Starwood Resorts Expanding in Dubai

Starwood Resorts is expanding in Dubai with a new edition to the St Regis brand. The St. Regis Dubai and The Residences at the St. Regis Dubai will be opening in 2012.

This planned resort will offer guests superior design and unparalleled service in one of the Middle East’s hottest markets and growing metropolises.

The resort will feature 220 luxuriously appointed guest rooms, including 44 junior suites, 80 branded residences as well as three world-class restaurants, two bars, a fitness center, swimming pool, shops and more than 4,500 square feet of meeting and banquet space.

Dontaing Your Timeshare To Politics

The Miami Herald reported on November 25, 2008 that timeshare owners are being misled into donating to a political fundraising arm of the timeshare industry.

Here is the scoop.

  • The Federal Election Commission performed an audit of the fundraising activities of the American Resort Developers Association (“ARDA”), the timeshare industry’s trade organization.
  • The audit found that management fees charged by the resort management companies included about $3 to $5 for these contributions.
  • These $3 to $5 contributions were not separately itemized or disclosed to the owners.
  • The funds went to a Political Action Committee for ARDA, which lobbied for the following:
    • Spending $540,000 for lobbying AGAINST mortgage reform legislation on Capitol Hill. This is legislation included truth in lending requirements to timeshare buyers and this legislation was opposed by ARDA.
    • Spending $814,000 to support federal candidates and causes from both major parties.
    • Spending over $500,000 in the State of Florida alone on various causes and candidates.
  • This billing scheme went on at least through 2006, and at least one major resort continues to bill timeshare owners for ARDA lobbying efforts.
So what can you do to prevent from making contributions for lobbying?
  1. Call your management company and resort to see if this has been added to your maintenance bill. If so, request that it be removed.
  2. If they refuse to remove it, report the resort to the Federal Election Commission in Washington D.C.
