Planet Hollywood by Westgate Planned Opening in November

One of Westgate Resort’s most anticipated vacation ownership properties will be open soon. The Planet Hollywood by Westgate in Las Vegas is putting the finishing touches on this much-ballyhooed project and plans to begin hiring workers soon.

In preparation for the new Westgate Tower opening, the Planet Hollywood held a job fair on July 30. Their plans call for hiring between 600 to 800 workers. Planet Hollywood President, Bill Feather, has said that the hiring for all positions will begin in November.

Wyndham Vacation Resorts National Harbor Opening Soon

One of Wyndham Vacation Resorts most anticipated vacation ownership properties will be open soon. The Wyndham National Harbor sits on a 300-acre waterfront community in Prince George’s County, Maryland, on the banks of the Potomac River.

The National Harbor complex will provide an outstanding vista for Wyndham’s second vacation ownership resort in the Washington, DC area. The resort is being built in an 11-story tower building with 250 units, including 42 presidential suites. The opening is planned for late 2009.

The Florida Court Ruling on Timeshare Selling

The Florida Courts rule that an out-of-state real estate broker must be licensed and cannot accept advance fees for selling a timeshare. On July 8, 2009, the Circuit Court for Leon County in Florida ruled that Stroman Realty, a Texas real estate broker, violated Florida law by not becoming licensed in the State of Florida, and could not collect an advance fee for listing a timeshare.

Continued Timeshare Owner Satisfaction

Recent surveys of the timeshare industry demonstrate continued owner satisfaction. The timeshare industry uses various types of studies to measure timeshare guest or timeshare owner satisfaction. The State of the Vacation Timeshare Industry: United States Study 2009 is prepared by primarily using data provided by the timeshare resorts, timeshare developers, and management companies, through a survey commissioned by the ARDA International Foundation (AIF) and conducted by Ernst & Young LLP.

The study has demonstrated that there is continued owner satisfaction with timeshares. One fact cited by the study point out that 41% of timeshare sales are from timeshare buyers who already own a timeshare with that developer. The AIF report also showed that timeshare resorts were able to add timeshare units and that timeshare occupancy rates have actually increased, with approximately 67% of resorts being at least 80% occupied, and 40% having occupancy of at least 90%.

Marriott International is Cutting Back

Marriott International is cutting back on the high-demand home development business and is cutting prices at some of its fractional ownership resorts. Marriott is also planning to halt its timeshare development in Europe. However, according to a recent Orlando Sentinel story, Marriott officials report that their timeshare business run by Orlando based Marriott Vacation Club International is doing better than its high-end counterpart.

According to Marriott’s president and chief operating officer, Arne Sorenson, the significant decline in demand for luxury residential real estate is reflective of today’s economy. It also reflects the relative strength and deeper market of the traditional timeshare business, which while impacted by the weaker economy has proved to be more resilient.

Consolidated Resorts Filed for Bankruptcy Protection

Consolidated Resorts is a Las Vegas based timeshare operator and runs 14 properties that include the Tahiti Village, Tahiti and Club de Soleil timeshares in Las Vegas; as well as timeshare operations in Hawaii and Florida. The sales and marketing operations have at least temporarily closed, but the resorts have remained open for use by timeshare owners. According to a spokesman for Consolidated Resorts, the bankruptcy filing has nothing to do with the timeshare owners, and the owners are in fine shape.

Consolidated Resorts has 5,000 to 10,000 creditors, apparently including many timeshare owners as well as trade creditors and individuals and other parties involved in litigation with Consolidated. Consolidated Resorts listed assets of $50 million to $100 million and liabilities of $100 million to $500 million.

While the company has not spelled out any further financial details in their filings, a lack of financing for timeshare buyers and dwindling inventory contributed to the filings, a source involved in the case said. The filing has curtailed expansion of the Tahiti Village, once known as the fastest selling timeshare in the country.

Marriott’s Shadow Ridge Resort in Palm Desert, California, has Completed Phase 7

Marriott’s Shadow Ridge resort in Palm Desert, California, has completed phase 7 of a 14-phase development plan. Phase 7 construction at the timeshare resort included two buildings and 73 two-bedroom Marriott timeshare villas. Currently, 19 buildings have been completed, housing 523 timeshare villas of the planned 972 timeshare villas. Phase I development of this California timeshare property began in 1999, when a timeshare sales office and maintenance facility were started.

Today the property includes a clubhouse, restaurant, spa, registration center, 2000 square foot pool with bar, grill and children’s beach, along with the timeshare units. The golf amenities are considered outstanding and include a golf pro shop with swing studio, lockers, club fitting, and golf admin center, which adds to the pleasure of play and practice at the on site Marriott’s Shadow Ridge Golf Club and the Faldo Golf Institute by Marriott. Phase 8 at the 300-acre resort is scheduled to begin in 2010

Two Wyndham Worldwide Affiliated Resorts Soon Operating in the Cayman Islands

The 170-room Ramada Grand Caymanian Beach Club and Resort is currently at 80% occupancy and ground has been broken for the Wyndham Grand Bay Waterford Cayman Islands. Both resorts are located in Crystal Harbour Safe Haven, overlooking the North Sound. The Ramada Grand Caymanian Beach Club is a pre-existing resort that comprises both timeshare and daily rental units. It was re-branded with the Ramada name in January of this year. The first phase of the property is complete, with the construction of a second phase planned.

The Wyndham Grand Bay Waterford is a private resort comprised of luxurious villas, grand penthouses and an elegant Great House. The Waterford is a private residence club. Guests may purchase whole units or half units or even one eighth of a unit. It is branded as Wyndham Grand Bay and is considered at the top of the branding tier.

The resort will be built in the British colonial style comprised of 47 units and located in Crystal Harbour. It features crystal chandeliers and electronics in each room, a 5,000 square foot spa, a business center, on-site restaurant, lighted tennis court, beach volleyball court, freshwater pool, multiple hot tubs, a kids club and a variety of water activities. There will also be a dock and a fleet of boats available for use by owners with a captain available for each boat. There will also be featured a luxury car service offering a Land Rover, BMW, Mercedes or Audi for owners and guests.
