group of vacation ownership properties. The British Columbia, Canada based Aviawest had three resorts with locations in Vancouver and on Vancouver Island. The resorts are now known as the Vacation Internationale in Vancouver, Vacation International at the Pacific Rim, and the Vacation Internationale Pacific Shores Resort respectively. The definitive agreement between Aviawest Resort Club (ARC) and Vacation Internationale (VI) has been finalized and all Aviawest owners have now been notified of the change in ownership. The proposal to merge the Aviawest Resort Club into VI was approved by Aviawest members at a Special General Meeting with 1,304 members in favor to 38 members against. Vacation Internationale was founded in 1974 and is the largest owner-controlled points based timeshare in North America.

The tourism and construction industries have both suffered from widespread economic hardship, especially in central Florida. However, that hardship is being alleviated with a sizable expansion at one of the region’s most popular timeshare locations. Westgate announced recently that they are building an additional 300 units at this popular timeshare resort. The announcement brought a welcome projected boost to the regional economy. The $6 million project is expected to be completed over the next 12 months, assuming no complications with units expected to sell for $20,000 each.

The Finland-based developer is the largest European timeshare developer, with 25 spa hotels and resorts in Finland, two in Sweden, six on mainland Spain and Gran Canaria in the Canary Islands. The new affiliation agreement brings Holiday Club Resorts and RCI together for a new term, with all of the existing Holiday Club Resorts properties continuing to be a part of RCI’s affiliation network.

The property was supposed to be the centerpiece of a large tourism village located across from the Orange County Convention Center in Orlando, but was recently sold to a real estate investment firm in Texas. The bank-owned hotel and condominium property went through foreclosure earlier this year and was sold for $29.3 million, which was paid to Orange County. The deal also included 24 acres of land that surrounded the resort. Originally, the hotel was supposed to be the first phase of a project called the Village of Imagine, which was to include three hotels, a waterside walkway lined with shops and restaurants and was initially hailed as Orlando’s version of San Antonio’s famed River Walk. New ownership has not indicated their plans for the property.

Westgate Resorts recently reported that it has closed on a $221 million securitization of timeshare notes, allowing it to lock in fixed rate capital while eliminating refinancing risk in its loan portfolio. The company, headquartered in Orlando, has said that its latest financing follows a $35 million revolving senior warehouse facility with Capital One Bank and a separate $165 million securitization that the company completed earlier in the year.

With the economic downturn, Canadian based Fairmont properties was forced into foreclosure, which led to their purchase by Northwynd Properties Real estate Trust and hence the name change to Sunchaser. According to a statement released from Northwynd, Northwynd Resort Properties Ltd., by way of four downstream limited partnerships, was created to act as the development and management entity responsible for managing the assets of Fairmont properties. Northwynd has new leadership, revised policies, fresh ideas, and a new direction, and is committed to standardize operational processes throughout the properties to reduce costs and improve general operations. Four timeshare properties that now have the Sunchaser name are the Sunchaser Vacation Villas at Riverside and the Sunchaser Vacation Villas both located in Fairmont Hot Springs in British Columbia, the Sunchaser Vacation Club at Fairway Cottages in Hawaii, and the Sunchaser Premier Oasis Resort in Nevada.
